250 Turnpike Road - 40B Development
Expedited Engineering, LLC provided comprehensive civil engineering and permitting services for the design and approval of a new residential development under Massachusetts Chapter 40B in Southborough, Massachusetts.
The project consists of the design and construction of a 32-unit townhome development situated in an existing upland area. The site required careful planning to minimize impacts to delineated wetlands and associated buffer zones, including the creation of compensatory wetlands to offset unavoidable disturbances.
A comprehensive stormwater management system was designed utilizing Retain-It underground infiltration systems to promote groundwater recharge and manage runoff within the limited site footprint. Retaining walls were incorporated throughout the development to address challenging site grades and create functional building pads, roadways, and parking areas.
The project also included new sewer infrastructure, designed to gravity flow to the low point of the site, where a pump system returns effluent to an elevated leaching field system for final disposal. The development is located behind an active storage facility and contractor’s yard and is adjacent to other residential neighborhoods, requiring thoughtful integration with the surrounding land uses and environmental features.
This project demonstrates a balanced approach to residential growth, combining smart site design with environmental sensitivity to provide much-needed housing while protecting natural resources.
