Expedited Engineering, LLC provided comprehensive civil engineering and permitting services for the design and approval of a new multi-family residential development under Massachusetts Chapter 40B in Southborough, Massachusetts. The project is situated on a large parcel of land adjacent to two existing commercial buildings, requiring careful site planning to balance residential density, infrastructure needs, and environmental protection measures.
The scope of work included site layout and grading for a multi-story apartment building with integrated surface-level parking garages to accommodate residents and visitors. Extensive landscaping design was incorporated to provide both aesthetic value and buffering from the neighboring commercial uses.
Given the presence of regulated wetland resource areas on site, the project required wetlands mitigation and the creation of a replication area to offset unavoidable impacts. Close coordination with local and state regulatory agencies was necessary to achieve approvals, and a special permit was obtained through the Town of Southborough’s review process.
A critical component of the project was the design of an advanced on-site wastewater disposal system to support the building’s capacity. This system included a large subsurface septic leaching field, pump chambers with force main conveyance, and a recirculating sand filter to ensure compliance with Title 5 and Board of Health requirements. Hydraulic design, soil evaluations, and long-term maintenance planning were central to the system’s successful integration into the site.
Through a collaborative approach with the project team, Expedited Engineering delivered a design that met the community’s housing needs while addressing environmental challenges, infrastructure demands, and permitting requirements.
