49 Upland Street - 118 Apartments
Expedited Engineering provided comprehensive civil engineering, permitting, and community coordination services for the design of a new 118-unit apartment building located on a challenging, steeply sloping woodland site in Worcester, Massachusetts. The project required careful earthwork planning to achieve site balance while creating functional building pads, internal roadways, and stormwater management systems.
A critical component of the design effort included evaluating and confirming the capacity of the City of Worcester’s sewer infrastructure to accommodate the new development. This process required close coordination with municipal departments and careful planning of sewer extensions and upgrades.
From the outset, the project team engaged directly with surrounding neighborhoods to address concerns related to the scale and impact of the proposed development. Through open dialogue and transparent planning, we worked to build trust and ensure the project was thoughtfully integrated into the fabric of the community.
The permitting process was complex and multi-faceted, requiring a special permit from the Worcester Zoning Board of Appeals, site plan approval from the Planning Board, and an Order of Conditions from the Conservation Commission. Expedited Engineering navigated these requirements by collaborating closely with city staff, regulatory bodies, and local stakeholders to align the project with regulatory standards and community goals.
Ultimately, this project demonstrated our ability to manage challenging terrain, infrastructure planning, and sensitive neighborhood relations to deliver a design that met a critical housing need while remaining compatible with the surrounding environment and community character.
