300 Billerica Road - Industrial Site Redevelopment
This project involved the redevelopment of an underutilized office building in response to declining demand for office space in the area. Expedited Engineering worked with the developer to explore multiple redevelopment scenarios, including conversion to a self-storage facility, a warehouse with loading docks, and ultimately a drug rehabilitation center. Each iteration required detailed review of local zoning bylaws to ensure compliance with use regulations, parking requirements, vehicular circulation, pedestrian access, landscaping, and site layout considerations.
The site presented additional challenges due to known contaminated groundwater, which necessitated specialized stormwater management solutions. Our team designed drainage systems to carefully direct runoff to designated treatment areas for filtration before discharge, ensuring compliance with environmental standards.
The redevelopment process also included consideration of a potential subdivision of the property to incorporate a mix of uses such as restaurant and retail spaces, providing additional community benefits to the surrounding commercial area.
Ultimately, the final design and permitting efforts focused on the redevelopment of the property as a drug rehabilitation center. This required a special permit and extensive collaboration with the local zoning board, planning board, and neighborhood residents. By proactively engaging with stakeholders and fostering open communication, our team helped create a safe, secure, and thoughtfully designed facility.
